This typical 1700's farmhouse on the Tuscan - Umbrian border, in the green heart of Italy, sits in almost 3 acres of private grounds, with a swimming pool. Views of Mount Cetona, Citta Della Pieve and a magnificent panorama overlooking the countryside of Tuscany and Umbria, that are said to be the best views in the area.

The entire 200 sq. metre first floor is now a large self-catering apartment, sleeping up to twelve guests, with its own personal entrance. The private swimming pool is adjacent to the property and is for your sole use during your stay, as are the surrounding tranquil grounds.

The area is perfect for walking, cycling, horse riding and exploring the nearby medieval hill towns with art treasures of a bygone era. Have a day sampling the wine and local olive oil, participating in festivals or shopping at designer outlets before returning to the swimming pool, refreshing yourself before your alfresco evening meal under the pergola or experiencing one of the many local family run restaurants, just minutes away.

Our facilities and central location are ideal for self-sufficient family holidays,family reunions,business seminars and small corporate events to take place in discreet surroundings with total privacy without distractions. Catering and other services can be supplied on request according to your requirements.

Bedrooms:	2 rooms with double beds, 1 room with double bed and a single, 1 room with three single beds, all fully furnished and en-suite.
Bathrooms:	5 en-suite tiled shower rooms, basin with mirror and shaving point, bidet and loo.
Sitting Room:	(or bedroom 5) Desk, DVD player, TV, double sofa bed, and chairs this is also en-suite.
Kitchenette, Dining room:	Fully equipped for 12 people "a highchair is also available".
Services:	Bed linen and bathroom towels are changed on Saturday when the weekly cleaning is done. A travel cot (for babies up to 12 months old) is available. All rooms are fitted with insect screens at the windows. All bedrooms have free-standing electric cooling fans. Comprehensive literature on Tuscany & Umbria available. Pool cleaning and grounds upkeep is done daily in the morning and towels for the pool are avaiable on request. Babysitting and shopping by arrangement.
Parking:	Parking for several vehicles directly outside the property and additional parking on the estate.
Grounds:	On the same level as the house is the swimming pool with large patio furnished with loungers and umbrellas, a covered eating area and BBQ. On the lowest terrace there is a gazebo with shaded seating under the olive trees.

Shops, restaurants and places to visit: Just 10 km from the Chiusi or Fabro A1 motorway exits with main train station and car rental at Chiusi making travelling very easy. Our central location is ideal for visiting the famous towns and historic sites. The medieval town of Citta Della Pieve with all amenities, restaurants, pizzerias and supermarkets, is just 10 minutes away by car and a great eatery lies just at the bottom of our hill. Orvieto and Lake Bolsena are just a 45 minute drive, Perugia is an hour by bus, and the thermal baths are only a 20 minute scenic drive away. Every hilltop seems to have a cultural gem waiting to be explored with hidden passageways and tiny shops stuffed with local produce and friendly people who will serve you with a smile.
